This is the best apartment I've lived in.
I've been living at Bella Vista for 1 years and going on to me 2nd. This is the best apartment I've lived in. On-site ... management (Parand and Javier) is excellent! I believe the property is owned by a family/small company, so the property is always very well-kept. Parand is always quick to respond to my questions and requests. Also, they are very respectful and kind people, which you don't see nowadays. I don't understand the negative reviews, but I will say that this complex tends to attract generally good people. I don't know about the people who are adding negative comments, but the tenants I've met are respectful and kind. The only problem I have is with those few TENANTS who don't follow the rules of throwing away trash and recycling even after Parand sends emails to educate and inform (a couple people do it wrong, the waste/recycling companies penalize the complex, and everyone has to pay a portion which increases the trash cost). Having recently moved here, I am very happy with the Bella Vista Apartments thus far. The management has been on point from ... the start, and the entire move in process was smooth and efficient. The property manager Parand was warm and professional, and made me feel welcome when moving in. The pool area is clean, and the overall property and apartments are aesthetically pleasing and well managed. The nearby neighborhood adjacent to the property is very nice as well, and provides an overall suburban feel. One of the main reasons that I chose this location was the proximity to nearby services as well as the short drive to the beach. I picked this community over a host of others, after a very long search involving many tours and viewings, and overall I feel that I have made a good choice. Based on these criteria, and a host of others, I would recommend the Bella Vista Apartments as a clean, safe and comfortable place to live. We’ve been residents here for quite a long time. One of the things that originally drew us here was how quiet things were ... compared to other places, and because it was one of the better deals rentwise. Happy To Call Home
We have enjoyed calling Bella Vista home for over 4 years. I do not understand any negative reviews. I have never witnessed ... any behavior they claim. Parand (Business Manger) is one of the reasons we have stayed here so long. She was so helpful when we moved in and still is to this day. She listens to you and cares. Above and beyond! Parand and Javier (Maintenance Manager) have been nothing but professional any time we have an issue and get it resolved lightening fast. The owner is constantly upgrading the community. Yes, there are some rules but nothing overly restrictive. We previously lived in another large apartment community that was a nightmare! Don't even want to remember it. From the day we moved here it's been a fresh breath of air. Smaller "boutique" complex where tenants are respected and the grounds are well kept. Neighbors say hello and even offer to help if they see you need it. Every apartment is separately metered for electric and gas. Water, trash and sewer are community billed. The trash got so out of control last year with outside dumping that they installed an access code. I truly appreciated it. It helped to lower our monthly bill for trash. Entire complex is recently re-plumbed which also reduced our water bill. Our unit was freshly refurbished when we moved in with all new appliances and full sized washer/dryer. Love our floor plan with vaulted ceilings. There is a small but efficient workout room, business center, pool, jacuzzi, and bbq. Every so often management hosts community events or gatherings. Great location! Couple blocks to everything you could need, (mall, shopping, hospital, etc) My only downside is traffic noise from street (we face out), but the view is beautiful! Trade off for everything I guess....If you face inside it's very quiet and peaceful. We love it here at Bella Vista and happy to call it our home. Just a block from the affluent Ladera Ranch community. And nestled behind a top regional hospital....Mission Viejo Hospital. Many nursing and other working professionals happily calling this place home. It's peaceful, quiet, and stunningly beautiful. And it REALLY IS on a hilltop....with gorgeous views and landscaping and always a nice breeze. The people here are fantastic. Gorgeous pool and jacuzzi, great fitness room with everything you need and a big-screen tv, a tightly well-managed community perfectly suited to working professionals. An extremely well-maintained community. Besides office staff being exceptionally professional and always building community, so too is the maintenance. I have lived in several communities in Ladera Ranch and Irvine and have even worked in residential leasing for the Irvine Company. This community is a most-welcome reprieve and break from the norm. 5-star hands down. And if I could give it more I would. Impeccable landscaping, maintenance, and warm management. We could not be happier here! All of our friends told us moving out for the first time would be terrible and that apartment ... living was the worst, however after a year of living here it is clear Bella Vista is different. Super small, quiet community, and Parand and Doug are wonderful. It makes such a difference to have staff who treat everyone with kindness and I think Parand and Doug are what makes Bella Vista so special. The newly implemented utility payment receiving company CUBS had glitches ... that interrupted my online payments, including not being able to logon to their system caused by not recognizing my registered email account. Therefore, this caused a late and overdue payment on my side. After discussing this matter with the BV manager and requesting an audience so we can rectify this matter. Let me start w contxt that I have never committed to signing a lease without at least seeing the place prior. Due to a job ... relocation with time constraints, this was the exact scenario I was faced with. Out of the responses I got back from prospective apts, while the others were by no means bad, Kristin's was just THAT good. <3 What do I mean? She fulfilled what I was looking for and eased my mind by proactively providing info I might want as a potential renter and gave details. She was on the ball in terms of prompt response and clear direction so this was all hashed out over email! :D If that didn't convince me haha Douglas' kindness would have as the resident maintenance guy. I've had the privilege of living here for close to 7 years between two apartments on the property. Bella Vista continues ... to get better and better!. Over the past couple years they have re done the poor area and added free wifi to the gym and pool. Kristen and Doug continue to do an amazing job with this property. Any issue that comes up is handled promptly. There is no issue that isn't treated with the highest priority. It is very much appreciated that they work incredibly hard to make sure each and every resident is completely satisfied. I love how quiet the community is! If you have the opportunity to live here, do so! Many residents stay here for a long time because of how well they are treated. Being a "very senior citizen", a veteran, & recently recovering from a major stroke transportation to grocery store is impossible. kind gentleman here at the Bella Vista Apartments, stopped by my apartment & gave me a 3lb bag of very fresh & juicy sweet oranges. It & the Covid-fighting vitamin C was enjoyed immensely! This comment lets me bless & thank him again, for his "very special & much appreciated "random act of kindness"!
